Job Title:  Property Management Maintenance Technician

Reports To: Maintenance Supervisor

FLSA Status: Full-time, Non-exempt


SUMMARY:  Manages the entire range of maintenance and repair services for and personally performs routine maintenance on assigned properties.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Coordinate maintenance services for properties the organization manages on a contractual basis and those leased in the open real estate market.
  • Assist in developing the capital budget. Ma age the budbudget'splementation, including preparation of specifications and contract documents, bidding, and supervision of contractors through completion and acceptance of work.
  • Perform repairs on properties, including minor plumbing, electrical, carpentry, appliance repair, painting, and minor maintenance of heating and cooling systems. 
  • Inspect buildings and equipment regularly; check to ensure that prescribed work has been completed promptly and professionally; assess the property for needed repairs and capital improvements; and perform necessary preventative maintenance.
  • Check safety systems and devices for operational effectiveness monthly.
  • Document the status of equipment and systems and manage the correction of deficiencies needing further attention, including arranging for the services of outside contractors and vendors, developing and executing contracts, monitoring work, and reviewing and approving invoices consistent with organization policy.
  • Evaluate the performance of contractors who perform work on NCCH properties.
  • Complete the required paperwork, input data into the maintenance database, and extract necessary reports and other documents to monitor the maintenance services program effectively.
  • Participate in the ongoing development and implementation of the rental property database.
  • Develop and maintain an effective working rapport with tenants, vendors, and representatives of community agencies.
  • Represent the interest of NCCH appropriately and professionally.
  • Participate in the on-call rotation. Re pond promptly to emergency maintenance problems requiring attention outside regular working hours.
  • Complete move-out inspections in an accurate and timely manner.
  • Immediately notify the supervisor of any safety hazards.
  • Maintain an inventory of supplies, tools, and equipment.
  • Assist in the development and direction of other maintenance technicians.
  • Perform other duties as assigned.

QUALIFICATIONS

Experience
Five years of related experience in building trades, residential/commercial property management, and remodeling activities, including estimating and contracting for services. Kn wledge of basic building code requirements for electrical, plumbing, and mechanical systems installation and repair.
LANGUAGE SKILLS
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.  A lity to write routine reports and correspondence.  A lity to speak effectively before groups of customers or employees of an organization.
MATHEMATICAL SKILLS
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.  A lity to apply concepts of introductory algebra and geometry.
COMMUNICATION SKILLS
Ability to work with and among persons with disabilities, cooperate, and communicate with co-workers, tenants, and the general public.
REASONING ABILITY
Ability to diagnose and solve practical problems and deal with various concrete variables in situations with limited standardization.  A lity to interpret multiple instructions furnished in written, oral, diagram, or schedule form.
